Consulting & Review of residential property located:

LIVING / DNING ROOM:
Not applicable.
LAUNDRY ROOM:
1. Washer box installed left for washer connection. Hot water valve was loose in box; which rotated when tightened or loosened. Action warranted. Valve should be tight so as to facilitate opening and closing without placing stress on supply piping inside of wall.
GARAGE:
2. Gas fired water
heater is located in garage and is top vented.
This appliance is not of “sealed combustion” type. Therefore is would seem odd for an appliance
to be in contact with a wooden platform. This question has gone back and forth over the
years, and further investigation will have to be researched with specific
manufacturer for interpretation and ruling.
Further action required.
RESOLVED:
Crazy as it sounds, the manufacturer’s specifications states as follows… “the water heater may be installed on combustible floors, but
not directly on carpeting.”
3. Supply water
temperature from water heater was 138 degrees F. Action
warranted. Make adjustments to
temperature control so as to reduce temperature below that of “scald / less
than 120 degrees F”.
4. Supply piping throughout was PEX type materials. All appeared tight with no leaks being detected.
KITCHEN:
5. Faucet operated and tested for hand of “hot”. Under sink looked tight with no leaks.
6. Also, offering
evidence to settling, cabinet trim at vent hood to ceiling detail / large caulk
joint has opened. Further action required.
7. Ranged tested for
operation; determined that loose connection in front right burner socketing is loose / failed. When placed into operation, you can hear
electrical connection sizzling. Warrants repair or replacement. Range should not be used and is considered
defective.
HALL BATH:
8. Tub waste “pop-up” was mechanically detached and not operable. Warrants repair.
9. Toilet operated
and flush siphoned, tank fill was normal.
No action required.
10. Lavatory sink was filled, overflow tested and operated, but volume of flow outlet was extremely limited and did not equal flow of incoming water from faucet. Indicative of type of fixture utilized.
11. Waste and supply inside cabinet was tight and offered no evidence of leakage.
MASTER BEDROOM #1 (front right):
Not applicable.
MASTER BATHROOM:
12. Faucet was operated and tested for
hand of “hot”. Supply and waste piping
was tight and showed no evidence of leaks.
13. Toilet was
flushed and upon fill of tank, water did not turn off without outside
assistance. Water was overflowing into
bowl from tank. Action
warranted. Adjust as required to
manufacturer specifications for fill level.
BEDROOM #2 (right rear):
Not applicable.
BEDROOM #3 (rear center):
Not applicable.
CRAWLSPACE:
14. Waste piping is schedule 40 PVC materials. Only one “cleanout” was found within crawlspace. This was for the 3” main waste.
NOTE:
15. Cleanouts are required when there
are 2 changes in direction, or a total developed angle of 180 degree (eg. two 90 degree turns).

16. Throughout waste piping system, lines are running flat and do not convey water as required. Action required so as to provide for 1/8” per foot slope of pipes greater than 2-1/2” and 1/4” per foot slope for pipes 2” and less.
