Consulting & Review of residential property located:
408 Lakeview Avenue / Wake Forest, NC 27587 / “Residence Mechanical”



LIVING / DNING ROOM:
1. Unvented gas logs appliance is installed in fireplace and appear to have been minimally used, if any. Were placed into operation and tested. Loose connection in wiring was noted. Logs would not operate until we moved / jiggle wiring behind internal switch. May warrant further investigation, but not a big cost nor issue.
LAUNDRY ROOM:
2. HVAC supply floor
register and lateral length of flexible duct is filled with contaminated
materials. All indicative evidence of
“dog kennel” of room, again. Action required … Boot, duct and opening should be cleaned /
replaced as needed to facilitate removal of pet materials.
GARAGE:
Nothing to note.
KITCHEN:
3. Kitchen vent hood was placed into operation and tested for electrical operation on “low / high” speeds, as well as, operation of lamp. Grease filter is dirty and warrants cleaning so as to avoid grease fire and provide for free air ventilation of hood exhaust.
HALL
4. Exhaust fan
operated properly. Referring back to Exterior Review … Exterior backdraft damper
on outside is missing and warrants replacement.
MASTER BEDROOM #1 (front right):
Nothing to note.
MASTER BATHROOM:
5. Exhaust fan operated properly.
BEDROOM #2 (right rear):
Nothing to note.
BEDROOM #3 (rear center):
Nothing to note.
Hall Location:
6. At central
location for HVAC system is the return filter grill. Filter was dirty and was in state of failure
in that it had fallen apart and was not true to dimension. Warrants replacement.
7. Thermostat is mercury bulb type.
8. Return grill has
broken tab at bottom that aids in holding grill in place. Action
warranted. Grill should be repaired /
replaced so as to make tight.
HVAC System:
… is a natural gas fired packaged heating & cooling system nominally rated at 2.5 tons cooling X 69,000 btu’s input for heating. It has a manufacturer rating of 80% AFUE (average fuel utilization efficiency).
9. This system has a 14” return duct and a 14” supply duct. Given the visual indications of the corrosion of the exhaust flue bonnet of the appliance and the size of the return duct, we would be suspect that the volume and velocity of air flow across the coil / heat exchanger does not meet the requirements of the manufacturer. Action warranted. A licensed heating contractor should review system for proper air flow using a slope manometer to determine pressure drop and affirm that the manufacturer’s specifications are met.
HVAC / Heating:
10. Regardless as to
air flow, the unit was placed into operation for heating operation. Temperature rise of appliance was
adequate. However, the carbon monoxide
levels of the leaving flue gases were in excess of 100 PPM, indicating that the
burners were dirty and in need of servicing.
Action
warranted. So as to provide proper
combustion, a licensed heating contractor should service burners and affirm
proper combustion.
HVAC / Cooling:
11. Unit thermostat
was placed into demand. However no
electrical action was observed with regard to condenser fan or compressor was
noted as being operable. It is suspect
that the main contactor may be mechanically obstructed or failed. Action warranted. A
licensed HVAC contractor should be employed to make determination of failure
and to provide remedy. At time of
service, cooling performance of unit should also be affirmed.
Evaporator condensate line of unit is located on North side. Unit is not level; and descending to South by 1-1/2” over width. Action required. Replenish supporting soils and level unit as required by manufacturer.
Attic Location:
12. The exhaust ventilator was not in operation at the time of the review. The temperature was less than 100 degrees F, and therefore is was unable to be affirmed for thermostatic operation.
