Consulting & Review    of residential property located:                                     

408 Lakeview Avenue / Wake Forest, NC 27587 / “Site Review”

 

 

 

 

 

 

1.  The home is placed on the site so as to face Lakeview Avenue and the driveway entry is from the adjacent street of Rodney Crossing.  As can be seen from the above GIS topography, the site is directly impacted from cascading water of the higher elevation homesites and essentially descends near 18 feet across and down the property diagonally from right rear to front left.

 

2.  The driveway cement offers evidence of “chat” or “scaling” more so indicative of a wet pour during summer’s heat without having the benefit of slow curing which would have offered aid in bonding and prohibited the failure.  Once failure has occurred, the cement surface is now open and porous and vulnerable to increased failure from water entry during periods of winter freeze conditions.  No action can be mandated for repair with this purchase, but be clear that cement restoration / replacement will occur prematurely due to the initial conditions of which the slab was poured.

 

Additionally, the driveway’s slope is such that it does not even afford routine or safe maintenance of the owners’ automobile such as checking oil / rotating tires and such.  And parking / exiting the cars will be tedious at best, over the term of ownership.

 

3.  As a note, the site generally offers a high yield of exposed & outcropped granite within the backyard terrain which could pose issues for smaller children and inhibiting to any resolve relating to landscaping elevation alterations that may be beneficial for controlling impact water.

 

4.  The long length of front sidewalk / steps & intermediate landings, as poured, show evidence of movement from top to bottom where separations of the cement have already occurred within the 7 years since completion.  The monolith of the steps will continue to move as the property ages.

 

5.  The mailbox is located at Lakeview and is at the front center of the residence, adjacent the sidewalk.  This stated only for the note of descent and ascent relating to gathering the mail.

 

6.  There exists a natural area on the Lakeview side favoring the East end of the property.
