Post our conversation and after speaking with Charbel, on his and Teresa's behalf we offer the following mutual transaction.
 
Regarding the purchase of the 408 Lakeview Avenue, Wake Forest, NC residence and in concession for any and ALL previously stated, disclosed, potential or future deficiencies relating to the original construction or post construction repairs in its entirety and inclusive of any cosmetic items that may be under present consideration for compensation; since the standing offer of $500 in on the table, as well as, the recently affirmed failure of the heat exchanger / labor / duct for most likely a subsequent amount of $700 to $800 in labor costs; thus bringing the present total of costs impact to some $1300 without having addressed or provided remedy to any of the other items of mention and consideration ...
the Hamaty's wish to move forward in closing on the home thereby waiving all responsibilities on the part of Seller or Realtor for a fixed firm gross compensation award of $2000.00. 
 
It is their wish to maintain their closing date and to take possession as scheduled.  They truly want this deal to work and are simply requesting for minimum / reasonable compensation for their acceptance of everything that may have occurred previously or items of concern that may be presently considered as "open" for a cash discount compensation at closing, which in turn should hopefully please all parties involved.
