Regarding the roof system and the structural loading of the porch (forward movement).  We noted within our review that the front porch left and right masonry veneer walls had been recently repointed and the front slab had been repoured.  This is a seven (7) year "new" home.  Since there was no disclosure as to the repair work associated with the front porch, or any mention of answer or explanation as to why it had been recently repoured, we were wondering if the seller would or could elaborate.
 
We observed what appears to paint demarcations within the crawlspace along several of the CMU's relating to the ffront and porch oundation walls.  These marks are typically indicative of an engineer.  We are assuming that we could try and locate the originator of these marks by making only a few calls within the local marketplace, given
Wake County's limited size and number of professionals.
 
However, it would be our hypothesis that the front porch shifted forward to the point that there existed a near 1" clear void in the front-to-back lateral separation of the front slab beyond the lateral line of the front siding; and that there were also key locations on the both left and right veneer walls where fault lines existed within the bricks that would have occurred as the front walls moved forward and down the hill.  We also hypothesized as to the reason for the movement of the front masonry and clearly have made our determination as to the greatest likelyhood for its origin. 
 
We, the Hamaty's and myself, were just curious to know what the seller may have to offer the future purchasers / owners of the home with regard to their disclosure relating to any of the above matter as is has been described.

 

Should it be the case that the seller has nothing to offer as a statement of disclosure regarding the front porch, we would ask that a "no comment" statement be provided and signed as such.
